What is Design Build?

DESIGN BUILD is the process by which a facility is designed and customized to satisfy a particular set of Design Criteria or a specific Development Programme.
The needs analysis process we provide is crucial to ensure the success of the project. Only then is an agreement for Purchase or Lease within a budget and schedule negotiated prior to the design and construction commencing. A single point of responsibility for design and construction is created.

Specific needs analysis criteria (example):
  • LOCATION (e.g. must be at Square One, or close to QEW/Hwy. 427)
  • ACCESS (e.g. close to subway or highway interchange) ? IMAGE (e.g. prestigious, Hwy 401 frontage, free standing, established office park)
  • PERFORMANCE SPECIFICATION
    Site Area:    Building expansion, parking ratios greater than municipal standard, image
    Site Work:   Extra heavy duty paving, concrete dolly pads/aprons, trailer storage required
    Foundation:   Heavy loads (now or future)
    Structure:   Heavy loads
    Bay Sizes:   Must be specific to match racking layout or operations
    Mechanical:   Plumbing, HVAC, sprinkler or process related specialties
    Electrical:   Voltage, current or distribution specialties
    Layout:   Split shipping/receiving locations, process equipment
    Quality:   Upgraded construction materials vs. cost
    Operations:   Specific brands or make of RTU’s, electric, lighting, roofing
